We wanted to provide you with a short update on the progress towards a Maesteg Health and Wellbeing Centre.
As we outlined in May 2025, for this project we are aiming to secure a total budget of approximately £30M, including £20-25M from the Welsh Government’s Integration and Rebalancing Care Fund (IRCF). However, the cost of redeveloping Maesteg Community Hospital far exceeds this total figure, which means we must consider different options, including developing a purpose-built facility on a potential alternative site near Ewenny Road, Maesteg (our FAQs from May 2025 provide more information about this and are attached).
Our supply chain partners (organisations that provide expertise and experience to enable us to plan and deliver complex projects), including Kier Construction, have completed a feasibility study of the potential alternative site, which has indicated that it is worthwhile undertaking a more detailed study, as part of the standard two-year business case process.
We are now seeking Welsh Government approval to proceed through the business case process, which will allow us to examine the potential alternative site in detail, including developing a fully-costed scheme. The Welsh Government will provide feedback / approval to proceed in late September or early October 2025.
As part of the business case process and in order to provide a true comparison between both the existing site and potential alternative site, we will also ensure any opportunities identified at the potential alternative site are reflected in the costs for redeveloping the existing Maesteg Community Hospital. This demonstrates our commitment to exhaust all opportunities to redevelop Maesteg Community Hospital.
However, and as we outlined earlier this year, if a potential facility at a new site in Maesteg can deliver a purpose-built health and wellbeing centre that will serve the interests of the community for the decades ahead within the target budget, it’s important we examine this alternative option in detail.
At this stage, we want to stress that no decision has been taken. It will take until the first quarter of 2026 until we reach a stage where the design and costings of the potential alternative site enable a like-for-like comparison with the completed design and costings for Maesteg Community Hospital.
Ahead of that decision point, we want to engage with as many people as possible to discuss the future of health and wellbeing in the Llynfi Valley, including discussing the site options open to us, as well as the potential future of the existing site should we move ahead with a new site.
As part of this crucial engagement work, we would like to meet with a wide range of local groups, societies and organisations that represent local communities over the next five to six months.
